Common questions
- When do I need a licensed appraiser?
- Any mortgage-backed purchase or refinance involves an appraisal, and it must be done by someone licensed or certified by the NC Appraisal Board. You will usually not choose the appraiser yourself, but you can check the one who appraised your property.
- What do the appraiser types mean?
- The board licenses by scope. A trainee works under supervision, a licensed residential appraiser handles most standard homes, and certified residential and certified general cover progressively more complex and higher-value property.
- What is the National Registry flag?
- It records whether the appraiser appears on the federal appraiser registry, which is required to work on federally related transactions.
- Who licenses appraisers in North Carolina?
- The North Carolina Appraisal Board, which also registers appraisal management companies.
